RESOLUTION NO. 79-219
'TENTATIVE TRACT NO. 3135, RELATING TO
PROPERTY LOCATED ON THE SOUTHEAST CORNER
OF NEST.HERNDON AVENUE AND NORTH WEST AVENUE
(UGM 70
WHEREAS, a Tentative Map of Tract No. 3135, was filed on March 19,
1979, and after review by all affected agencies was presented tc
the Fresno City Council for review and approval; and
WHEREAS, the Fresno City Planning Commission, after considering the
report and :recommendation of the Planning and. Inspection Department,
the Subdivision Review Committee, the Department of Public Works, and
other affected agencies, and: after receiving oral evidence and: upon
making its own independent investigation, concluded that the Tentative
Tract Map was consistent with the adopted general planand any appli-
cable specific plan: of the City of Fresno, and recommended its
conditional approval; and
WHEREAS, the City Council after considering the report and recommenda-
tion of the Planning and Inspection Director, the report and recommenda-
tion of the Planning Commission, and the contents of the Service
Delivery Plan aLd. Cost/Revenue Analysis, found that Tentative Tract
Map No. 3135 is consistent' with the adopted general plan and any
applicable specific plan of the City of Fresno, and its approval would
be consistent with the objectives of the Urban Growth Management
Ordinance.
NOW THEREFORE BE IT RESOLVED that the Fresno City Council hereby
approves the Tentative Map of Tract No 3135 subject to the following
conditions
1. Preparation of the Final Map of Tract No. .3135 in accordance with.
the Tentative Tract ` Map entitled Exhibit "A", dated April. 24, 1979, on
file with the City of Fresno, Planning and Inspection Department;
2, Compliance with Lthe requirements of the Service Delivery Plan.
dated April 25 1979, which applies to Tentative Tract No. 3135,;
except that paragraph 8, page 2 is amended to read
North Channing Avenue - The developer will be required to
construct 10 feet of permanent pavement west of the street
center line of North Channiug Avenue across the frontage of
the parcel excluded from the map which is a. distance of
approximately 320 feet
3 'Compliance with the requirements of the Planning and Inspection.
Department memorandum dated April 26, 1979, except that items 9 and
10 are eliminated and: item 11 is amended: to read:
Construct a solid decorative masonry wall along the northerly
property line to a height comparable to the wall adjoining to
the east (C feet height)* The wall shall meander or otherwise
vary in distance from Herndon Avenue.
4, Compliance with all requirements of the Public Works Department
memorandum dated April 25-, 1979, File No. 7305.
