SUBJECT: NOTICE OF APPROVAL OF A MINOR REVISION TO VESTING
TENTATIVE TRACT MAP NO. 6130/UGM; PROPOSING A 156-LOT
SINGLE FAMILY RESIDENTIAL SUBDIVISION FOR PROPERTY
LOCATED ON THE SOUTHEAST CORNER OF NORTH FOWLER AND
EAST GRANT AVENUES
The City of Fresno Development Services Division has reviewed the proposed subject
vesting tentative tract map revisions. Pursuant to Section 15-4302 et al. of the Fresno
Municipal Code, this letter is written to advise you that the Director of the Development and
Resource Management Department has approved the minor revision as shown on Vesting
Tentative Tract Map No. 6130/UGM and the related Conditional Use Permit No. C-16-052 ,
both dated May 3, 2017, which proposes a decrease from 158 lots to 156 lots and various
outlots for parking and landscaping purposes. Vesting Tentative Tract Map No. 6130/UGM
and Conditional Use Permit No. C-16-052 were originally approved by the City Council on
December 15, 2016.
The approved revised vesting tentative tract map dated May 3, 2017, shall become, for all
purposes, the approved vesting tentative map for the proposed subdivision and the
tentative map exhibit which was originally approved shall be deemed withdrawn and shall
no longer be of any force or effect for any purpose.
The original Conditions of Approval for Vesting Tentative Tract Map No. 6130/UGM and
Conditional Use Permit No. C-16-052, dated November 2, 2016, remain in effect, and are
hereby added to include the following:
1. Comply with the memorandum from the Fire Department dated April 28, 2017,
2. Public Works Department— Traffic Engineering
The sidewalk shall be located in the street easement or pedestrian easement.
Remove the sidewalk from the outlot.

Provide parking dimensions on the site plan. They shall be designed to the Public
Works Parking Manual.
3. Development & Resource Management Department
The proposed outlots shall be privately owned unless otherwise approved by the
Public Works Department.
EXPIRATION: The approval of the subject revised vesting tentative tract map shall not
affect the anniversary date of the approved original tentative map.
EXTENSION: Modification of a tentative tract map after approval or conditional approval
does not extend the expiration date.

SUBJECT: VESTING TENTATIVE TRACT MAP NO. 6130/UGM/C-16-052
REVISED SITE PLAN
1. This is now a 1,44 lot private gated single family home subdivision division site
addressed to 730 N. Fowler Ave and submitted by Gary Gianetta on behalf of
Bonadelle Neighborhoods. The revised Fire Department's conditions of approval
include items not addressed or needing correction from the August 2016 review:
2. There is a 44' centerline turning radius issue with the primary entrance where it
intersects the first interior street past the gates. The right hairpin turn south
cannot be made in a single turning maneuver by fire apparatus; however it is
acceptable to mitigate this with the sign key noted as item 36 on sheet 2 of 3.
3. The manual gate for the EVA must have PW Std P-67 approaches on both sides
if a curb is proposed on the interior as shown on Sheet 1 of 3. It is acceptable to
change from an EVA to exit only for residence
4. Regarding "Fire Department Notes" Item #2: add language stating the sign is
required on both sides to so the requirement is unambiguous to what constitutes
an "entrance". The signs are not required if this becomes a common use exit
only gate for resident use.
5. The private streets west of lots 131/106 and lot 94 are required to have one curb
designated "NO PARKING FIRE LANE" with red curb and 3" white letters or
approved signs. Mark the either curb for lots 131/106 and the east curb for lot 94.
6. Fire Department Note #3 is still incorrect. The common access sign is not the
same as is required for an EVA gate. This specific sign is required to be installed
at all common access entrance vehicle gates to give the HOA the authority to tow
vehicles parked in fire lanes from private property. Change the wording of Note
#3 to state: "A sign in accordance with California Vehicle Code (CVC) Section
22658 is required to be installed at all common vehicle access entrances to
private developments with fire lanes". The exact wording for this sign is in the
CVC and available on the State's website.
