Clark Fresno, California 93721-3604 Director (559) 621-8277 FAX (559) 498-1026 August 31, 2018 Please reply to: Israel Trejo (559) 621-8044 Gary Giannetta 1119 "S" Street Fresno, California 93721 SUBJECT: NOTICE OF APPROVAL OF A MINOR REVISION TO VESTING TENTATIVE TRACT MAP NO. 6207 DATED AUGUST 21, 2018; PROPOSING A 44-LOT SINGLE FAMILY RESIDENTIAL SUBDIVISION FOR PROPERTY LOCATED WITHIN THE COPPER RIVER RANCH MASTER PLANNED COMMUNITY The City of Fresno Development Services Division has reviewed the proposed subject vesting tentative tract map revisions. As allowed pursuant to Section 15-4302(A) of the Fresno Municipal Code, this letter is written to advise you that the Director of the Development and Resource Management Department has approved the minor revision as shown on Vesting Tentative Tract Map No. 6207 dated August 21, 2018;which proposes to amend the size of lots 27-29 and 37-44 and to remove the sidewalk from the frontage of the lots within the private street area of the map. Vesting Tentative Tract Map No. 6207 was originally approved by the Planning Commission on July 18, 2018. The approved revised vesting tentative tract map shall become, for all purposes, the approved vesting tentative map for the proposed subdivision and the tentative map exhibit which was originally approved shall be deemed withdrawn and shall no longer be of any force or effect for any purpose. The Original Conditions of Approval for Vesting Tentative Tract Map No. 6207, dated July 18, 2018, remain in effect, except for the following: 1. Upon conditional approval of Vesting Tentative Tract Map No. 6207, a Planned Development dated August 21, 2018 March 1, 2018, the subdivider may prepare a Final Map in accordance with the approved vesting tentative map and Conditional Use Permit No. C-18-031 which establishes a planned development for the subject property. 25.Lot dimensions shall match those depicted on Vesting Tentative Tract Map No. 6207 dated August 21, 2018 March-1-20-18, excepting changes as required per the conditions of approval. EXTENSION: Modification of a tentative tract map after approval or conditional approval does not extend the expiration date.
