NOTICE: This certificate relates only to compliance or noncompliance with the Subdivision Map Act and local ordinances enacted pursuant thereto. The described properties herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of the properties may require issuance of a permit or permits, or other grants of approval. WHEREAS, Barbara Jean Lagrutta as Surviving Trustee of the Rajskup Family Trust Created By Declaration of Trust dated September 30, 2008, has requested a Certificate of Compliance for 1-parcel described in the attached Exhibit "A" and hereinafter referred to as the "Subject Property;" and WHEREAS, the Subject Property is located within the jurisdiction of the City of Fresno; and WHEREAS, according to Fresno County ownership records for Assessor's Parcel Number 312-650-37S, the Subject Property is owned by BARBARA JEAN LAGRUTTA AS SURVIVING TRUSTEE OF THE RAJSKUP FAMILY TRUST CREATED BY DECLARATION OF TRUST DATED SEPTEMBER 30, 2008, 2644 West Cherry Court, Visalia, CA 93277; and WHEREAS, the City is relying on the following documents for this certificate: 1 . Parcel Map No. 2006-34 recorded on July 3, 2008 as Document No. 2008- 0095846 in Book 68 of Parcel Maps, at Pages 75 and 76, Fresno County Records. WHEREAS, the Subject Property corresponds to the Remainder parcel of said Parcel Map No. 2006-34. NOW THEREFORE, the City of Fresno determines that: A. The Subject Property complies with the provisions of the Subdivision Map Act and the Fresno Municipal Code for-the following reasons: 1. The requirements for the dedication of street easements and the provision of public improvements were satisfied with Parcel Map 2006-34. B. At the time of development of the Subject Property, additional dedication for public easements (e.g., for purposes of public streets, utilities, pedestrian ways, trails, bike paths, etc.) and the construction of additional public improvements (e.g., public streets, sanitary sewer, water, storm drainage, etc.) may be required as conditions for the approval of development entitlements and the payment of applicable sewer connection charges, water connection charges and applicable development impact fees.
