GREENWOOD &ASSOCIATES, INC. 2558 EAST OLIVE AVENUE FRESNO, CA 93701 Attention: Matthew Greenwood PROJECT ID: Lot Line Adjustment No. 2016-11 TRANSMITTED ARE THE FOLLOWING ITEMS: Copy Description 1 set Approved Application for Lot Line Adjustment No. 2016-11 Please read the following instructions carefully. Any mistakes will require corrections prior to the city issuing a perfection letter recognizing the adjusted parcels as legally created parcels. If there are any deeds of trust on the property, it is the property owner's responsibility to modify the deeds of trust with the new legal descriptions. The City of Fresno will not be responsible for any legal issues that may arise from the property owner's failure to do so. Perfection Instructions for Lot Line Adjustment 2016-11: 1. Record grant deed for all adjusted parcels a. The legal description on the grant deeds must match the legal description on the approved lot line adjustment verbatim. i. Recommend attaching the lot line adjustment exhibits to avoid errors ii. The surveyor's stamp is required on the legal description exhibits b. Annotate the Document Number of the recorded grant deed on the preamble of the grant deed legal description. 2. Record the large format drawing a. Annotate the Document Number of the recorded grant deed on the large format drawing b. Annotate the Book, Page and Document Number of the recorded large format drawing on the legal descriptions of the grant deeds. 3. Submit the following to our office with proper annotations in order for us to issue a perfection letter: a. 1 copy of the recorded grant deed for the adjusted parcels and 1 copy of the recorded large format drawing.
